PH4L offers a full and professional property management service to private landlords. We tailor our services to suit you, the landlord, as we know our own success relies on the will and support of local landlords. It is also imperative that we offer the best value for money.
As a social letting agency, we work with clients in housing need, often coming to us via local authorities.
We work in partnership with Plymouth City Council, Teignbridge District Council, PATH (Plymouth Access to Housing) and other agencies to ensure a smooth and effective tenancy.
Below is a guide to PH4L's services for landlords. If there are services which you require which are not listed, please contact us and we will be more than happy to include this within our pricing structure.
A one-off set-up fee of £250, then 10% + VAT of the monthly rent (15% + VAT on a HMO)
As part of our full management service we manage and conduct repairs with your prior permission. We have access to a fully insured and competent contractor base to ensure that repairs are resolved as soon as possible, to protect your property from further damage. If you have access to your own contractors or wish to conduct the repairs yourself we can contact you directly with any issues.
Many of our tenants will be signposted to PH4L from the housing advice / options teams at their council, or from PATH. In all instances the tenants will be vetted and will be screened to ensure that they are tenancy-ready.
As a landlord, you have legal responsibilities and with the laws constantly changing it is difficult to keep abreast of current legislation. Failure to comply with your legal requirements could result in serious consequences, such as fines or even imprisonment.

As an agency we keep up to date with the continually changing legislation. All of our staff members have undertaken specialist landlord training. We are members of the South West landlords Association (SWLA) and are accredited with the Landlord Accreditation South West Scheme.
All clients’ money is held in a separate business account and we carry adequate public liability insurance.
